Is Niseko property a good investment?

Yes, now is a good time to invest in Niseko properties! Property prices although stagnated through Covid didn't drop however with the YEN at its cheapest in 20 years, if you are using USD to purchase a property then you are getting some 20% more for your money. As international buyers start to return we will then see a huge lift in prices as there is still a massive shortage of quality properties in good locations in Niseko making it one of the ski hot spots in the world to invest. If you get in now you will beat the crowd and get the best deals.

What is the property demand right now in Niseko?

There will be a demand-supply imbalance in the housing market in Niseko as international tourists start returning in their droves and when China returns this will intensify even more.


Due to Covid there has been very little new build in the Niseko area and with land and building prices increasing this will drive up the starting price for the new properties meaning that properties already built today will be incredibly good value for money and impossible to purchase in the future at today's sale price.

Which Niseko town is the best place to invest?

There are 4 main Niseko towns, Hanazono, Hirafu, Higashiyama (Niseko Village) and Annupuri each one has its' different charm. Hirafu is the biggest place and where most skiers go for the first time, however, Higashiyama and Hanazono are where the brands have focused on with Park Hyatt in Hanazono and The Ritz, Hilton and Rosewood in Higashiyama with more to follow. The reason for this is that Hirafu is pretty crowded, whereas the other areas have much stricter building regulations so the villages feel just that, a village. With shops, amenities, and space, surrounded by countryside and woodland with a community feel yet within easy access to the ski slopes. The other positive about these locations is the money that is behind them which means the ski slopes have newer lifts and are better looked after. Follow the brands they rarely get it wrong so Niseko Village (Higashiyama) would be the No 1 choice.

What is the rental market like in Niseko?

There is a very strong rental market in Niseko especially during winter as it has some of the best snow in the world and international tourists flock there in their millions to enjoy the champagne snow and incredible apres ski that it has to offer. SnowDog Village has gone one better and has through covid tapped into the lucrative summer market by focusing on Japanese dog lovers which there is an abundance of. We positioned ourselves to be the only true dog-friendly hotel in Hokkaido and as such became a brand in this community and increased our summer occupancy in the past 3 years by over 1000%
