Yen is super cheap so you can buy so much more today - property in Niseko has never been better value

60m tourists are predicted by 2030 in Japan with Niseko being one of the fastest-growing tourist destinations

Niseko has HUGE growth upside compared to other branded ski resorts around the world!

Niseko's tourism opportunity

Niseko's winter tourism market and high-value foreign segment is connected to the real estate sector. According to the Ministry of Land, Infrastructure, Transport and Tourism, land values in Niseko sharply increased with a y-o-y growth of 60% for commercial properties and 40% for residential properties. With the restart of Japan 's tourism sector and the favorable dollar yen exchange rate this will revitalize the transaction market in short to medium term , as pent-up demand will induce a market tailwind

Pent-up demand

Branded hotels

Branded hotels have been driving up land prices - Niseko Village now alone has The Hilton & The Ritz completed with Rosewood, W & Moxy Hotel in planning stages.

The summer of 2018 accounted for nearly half of the total yearly visitors at 49%. This increased in 2019/20 due to COVID, sparking a boom in domestic tourists.

Chic studio suite apartment

Ranging from 23-26sqm, our smallest units still feature a mini-kitchen and laundry to make compact but fully furnished launch pads for your exploration of the area. Air-con keeps things pleasant on even the hottest summer days and there are plenty of entertainment options for nights in. A Four Seasons-quality mattress ensures you wake refreshed and raring to go again.

Spacious 1-bed apartment

Outfitted to the same five-star standard as the studios, these units are designed for couples or small families who can make use of the sofa bed as necessary. These units are positioned to have views of shapely Mt Yotei from the living room, and the forest and ski slopes of Niseko Annupuri Mountain from the master bedroom.

Family 2-bed apartment

Fully furnished with all mod cons, these apartments are big and comfy enough for a short or long stay with family or perhaps a group of friends. Besides the master bedroom, there’s a bunkbed room and, as with all units, a sofa bed option too so this option can sleep up to six in all.

2-bed apartment with connecting studio

Looking for more room? Simple, the two-bedroom apartments easily connect with a studio unit - a combination that can sleep up to 6 people. As both are self-contained, you also double up on kitchen and bathroom amenities – very handy for those epic powder mornings when everyone wants to get ready and out at the same time.

Ultimate 3-bed penthouse

The ultimate option at SnowDog Village is the bright and airy three-bedroom penthouse with soaring vaulted ceilings and fantastic wide views of Yotei, the nearby ski slopes and the surrounding Higashiyama forest. The penthouse blends comfort and convenience with a Japanese minimalist aesthetic.

Welcome to Higashiyama - Niseko Village Home of SnowDog Village

Secluded and wooded, the hamlet of Higashiyama is home to the resort of Niseko Village, where you’ll find SnowDog Village. It’s a quieter spot, off the main road but the ski field’s lowest lifts lie just a short walk through the trees meaning ski-in access in the winter.

This dairy is a destination in its own right and just a short walk from SnowDog Village. Visitors flock here for ice-cream and yoghurt, and just try resisting the baked chees tarts and cream puffs.

It doesn't get any easy - right next to SnowDog and the name even means 'snow dog' in Ainu. This friendly little place offers set meals and more, always with a smile. So good that many drive miles to find it.

Frequently asked questions (FAQ's)

Is Niseko property a good investment?

Yes, now is a good time to invest in Niseko properties! Property prices although stagnated through Covid didn't drop however with the YEN at its cheapest in 20 years, if you are using USD to purchase a property then you are getting some 20% more for your money. As international buyers start to return we will then see a huge lift in prices as there is still a massive shortage of quality properties in good locations in Niseko making it one of the ski hot spots in the world to invest. If you get in now you will beat the crowd and get the best deals.

What is the property demand right now in Niseko?

There will be a demand-supply imbalance in the housing market in Niseko as international tourists start returning in their droves and when China returns this will intensify even more.

Due to Covid there has been very little new build in the Niseko area and with land and building prices increasing this will drive up the starting price for the new properties meaning that properties already built today will be incredibly good value for money and impossible to purchase in the future at today's sale price.

Which Niseko town is the best place to invest?

There are 4 main Niseko towns, Hanazono, Hirafu, Higashiyama (Niseko Village) and Annupuri each one has its' different charm. Hirafu is the biggest place and where most skiers go for the first time, however, Higashiyama and Hanazono are where the brands have focused on with Park Hyatt in Hanazono and The Ritz, Hilton and Rosewood in Higashiyama with more to follow. The reason for this is that Hirafu is pretty crowded, whereas the other areas have much stricter building regulations so the villages feel just that, a village. With shops, amenities, and space, surrounded by countryside and woodland with a community feel yet within easy access to the ski slopes. The other positive about these locations is the money that is behind them which means the ski slopes have newer lifts and are better looked after. Follow the brands they rarely get it wrong so Niseko Village (Higashiyama) would be the No 1 choice.

What is the rental market like in Niseko?

There is a very strong rental market in Niseko especially during winter as it has some of the best snow in the world and international tourists flock there in their millions to enjoy the champagne snow and incredible apres ski that it has to offer. SnowDog Village has gone one better and has through covid tapped into the lucrative summer market by focusing on Japanese dog lovers which there is an abundance of. We positioned ourselves to be the only true dog-friendly hotel in Hokkaido and as such became a brand in this community and increased our summer occupancy in the past 3 years by over 1000%
